Blogging has become more important when marketing your Real Estate Business.  There is so much to know, and so little time.  In this Real Estate Training and Coaching Session I cover the value of using a blog in your business.  How to use keywords, what tools to use, and the 3 different ways to blog that drive will drive organic traffic to your web site. Real Estate Training – Blogging – Your Next Client May Be Only One Blog Away

Hey everybody. Welcome to this weeks Real Estate Coaching and Training session. My name is Daren Phillipy, CEO Phillipy Consulting. This week I want to talk about blogs and what they’re all about.  I also want to cover why they’re important in your Real Estate Business. We also talk about the different ways you can blog.   I want to start this assuming that at least you know what a blog is.

Blogs have really become important over the last few years. The internet has turned the kind of being web 2.0, which means basically interactive.  Blogs allow a person or an individual or company to be able to share new content and ideas out to people online. It has completely changed, it’s made websites interactive where you can post a topic on something and people can make comments and build yourself a little community.  I speak with real estate professionals all the time. One of the biggest challenges when it comes to blogging as a real estate professional is; “man I don’t have the time, I am working all these hours.  Where do I find the time to be able to write an article on whatever topic is, something on real estate and what topics like come up with?” I know a lot of other people there like: “man I don’t really know what to do when it comes to blogs. Why it’s important?”

Blogs have evolved quite a bit in its short lifespan. When I first learned about blogs they were something that my wife was doing where she would write about our family and our friends and take pictures. It made it so everybody that lived away from where we were living, could see what is going on our lives. Also people were writing blogs that were really taking a stand on this topic and they were activists or whatever. As I started to develop my business, I’ve seen how valuable and important blogging is in the real estate business. I kind of want to talk about why blogging is so important. If you don’t have a website, a blog is a great way to have a web presence and be used as a website where people can be directed to find more information about you.   When you’re meeting with people, you’re going to want to direct them to your site to; “learn more about what I’m all about. Learn more about my business at  www.whatever.com .  You want to be able to have that web presence, especially if you’re listing property. You need to be able to have that web presence, built to market properties and the properties you are trying to sell.

Blogs are a great way to be able to have something to be able to direct people to. If you do have a website but don’t have a blog option. Your web site is static, which means there’s nothing really new or changing on your site. When you have a static site, the search engines look at your site and think nothing is going on. The search engines like Google, Yahoo and Bing, they look at your site, and see no new content, and see that this news of this site is old information. To have that blog feature on your site allows you to provide new information that makes you more relevant than other sites with old information. As time goes on information changes. If you’re able to provide new information, the search engines like that.

The other reason why blogging is so important as a real estate professional, you want to be considered an expert in the field, correct? You want to be the expert in your neighborhood, or in your town, or in your community. What better way to share your expertise then to write about it post it on your blog so people can actually see it, right? Let’s say you are a real estate professional or real estate agent in Chicago. Or I am actually from Spokane, Washington, so let’s use that as an example.  If I want to be an expert on the North Side of town, I would want to be writing about the great things on the North Side. Share your expertise on the neighborhood.  It’s really cool to educate people in a specific area.  It proves that you know the area and would be a great resource when looking to buy or sell a home in that area.  When it comes to buying or selling in that area that you’re the go-to person.  Just like when you go to the library and buy a book or you go to the library and check out a bock or you go to a bookstore to buy book. When you pick up that book and you start reading it, you’ll consider that person who wrote the book an expert, because they were able to write a book. Well, are they an expert on that? We don’t know. They were able to write a book.  It creates the perception that they are an expert.  The same thing works online, sharing your expertise in your blog.

This is probably the most important part.  If you currently have a website but, it doesn’t have a blog, it’s a static site. What is the purpose of your website? Do you want your website to be a place where people can just go, if they see it on your card or they see it on your sign? And use it as recourse for your clients as a reference? Or do you want people to be able to find you if they were looking for a Real Estate Agent or Mortgage Loan Officer in Spokane. Do you want people to be find you organically by searching on Google or by searching on Bing? If you really want that to happen. If you really want to be found organically. A blog is going to be the main way, one of the best ways, to be able to found on the search engines. The main reasons why is that you’re able to provide new content and information.

Also, it’s important to understand how the search engines work and how they find the information. One main thing they look for is relevance. They look for articles or websites that provide relevant information. It looks for the relevant information by looking at the title of your article and by looking at the domain name and url.  They look at the title of the  article and the title of the blog. They look at the content in the blog. If you’re providing relevant information on a regular basis, the search engines know that they’re able to see that what you’re providing is valuable and they will bring you to the front page, where people can actually find you, since you’re the expert in that area or that keyword. I apologize because I really can’t tare  into this. I really want to geek out here, but just to  simplify things, if you want to be found online organically, make sure that you blog.

If your blog on a consistent basis, providing relevant information that show that you’re an expert on that topic, in that area and the area real estate in that community in that neighborhood, you will work your way to the front of the search engines, and people will find you because you are the expert.  You provided relevant information on a consistent basis. I hope that wasn’t too much for you. If you’re kind of a geek, like me, your fine, but the majority of people aren’t geeks like me.  It might be a little overwhelming. I want just to point out the purpose of the reason why blogs are so important.

I wanted to touch on this just briefly. When you blog, you want to be sharing important information.  One of the great ways to share information on your blog is by using social media.  Share it with your sphere.  If you have a database, and you wanted to let them know that you created a new blog article or just posted a new blog post, share it with them.

Social Media is made to share this content and share information. So as you create you’re posting and begin to blog, share it with your friends and people on your social networks.  You will start to realize that you’ll increase your site traffic.

The last part I want to talk about is three different ways that you can blog. The majority of the blogging is done by a written post. People write content about certain topics.  When doing a written blog, you don’t have to write a huge book.  You don’t even have to write huge long articles. The important thing is to make sure that you use your target keywords in your posts.

We will talk about keywords; long tail and short tail keywords, at a later time. The main thing is to focus on keywords in your writing.  Use keywords in your title of your blog.  Make sure that you use your keywords throughout your article; it does not need to, like I said earlier,  it doesn’t need to be huge long book or magazine article. What you want to do is, at the very least, you write a couple of paragraphs that contains five hundred words or more. It doesn’t need to be long. It can be nice and short on a very specific topic. Then make sure that you doing it consistently. Blog once a week, twice a month, or once a month.  Whatever you like, but make sure that you blog on a regular consistent basis.

Of course, the majority of the people that blog are doing it by writing the blog. Now I don’t because I’m a horrible writer. I prefer to do all of my blog posts in video. That’s another really cool way to be able to blog, because if you don’t really want to be writing some things, or if you don’t have time, you can just take a little webcam and either a shot of yourself and speaking to the camera, speak for three, four minutes on whatever topic you like to, and there you go. In fact, I found a really cool ideas when I was search around on line, I found out a real estate agent who basically attached is webcam to his steering wheel, and drove around town as he is doing listings, talking to the camera. It was just really cool way to shoot video. With the video you’re able to see the personality of the real estate professional and you’re able to make a connection that maybe writing doesn’t.

The one thing that’s cool about video is, remember we were talking about social media and being able to share your content? When you share it in your social media groups and your sphere of influence. If you make a video, a great place to share your information in your post is on Youtube. You can post your video  on Youtube, and you can get people to follow you.  Some people love Youtube. What you’re trying to do is provide your content or your expertise or your knowledge in a lot of different mediums, that fits best to that person.

The third way is writing a blog post in audio. Audio really cool thing. In fact, I say that I do mine on video, but I also do my blog post on audio. What I actually do is record my audio first then create a presentation to match up with my audio.  Audio is cool because you’re able to sit to see whatever you want, you don’t need to write anything down and speak it few minutes or you could make it even longer and post it on your website. Audio is a cool thing. You can share it on different mediums. For instance, all my posts are also on itunes, in a podcast called Realtor Roundtable with Phillipy Consulting.  I love listening to podcasts and I’m able to learn a lot of information by listening podcast. So if you want to share your knowledge, and become your expert, you can actually have your blog feed, go to itunes. What I really wanted to share with you, is that there are lot of different ways to blog. There are lot of different topics you can cover. The important thing is that you are blogging and make sure that you blog featured in consistent basis. Be sure that you’re using keywords as your writing or shooting your video or doing your audio and if you do it consistently you will drive leads to your business no doubt about.

The last part that wanted to talk about is what tool do you use when it comes to blogging? If you have a website, and your website does have a blogging feature. A couple things that you want to make sure you pay attention is to make sure that you’re able to do meta- tags and meta- descriptions and meta- titles. These are very important features when it comes to blogging. Now, if your website does not have that feature and you need to just pull in a website. In a blog there’s two ways to do it you can go the free way, by using sites like Blogger or I prefer WordPress.com. WordPress is a super simple tool.  The main thing is because it is free. Free often is the best answer, but you’re able to pull your website to that.  The best solution is actually to have a WordPress blog that is built out of wordpress.org or the difference between the two is you need your own hosting on WordPress.org. I will have some tutorials and things like that in the near future on my site.  When it comes to creating a blog exactly right, go to wordpress.org and purchase yourself  a domain.  Build a WordPress blog website. You can use that WordPress blog to actually create yourself your own real estate website, if you don’t have a website. Again, to summarize, when looking for a solution for blogging, WordPress.org is the best way to build a blog. You’ll be able to do all the things that you’ll need to do when it comes to being found on the search engines. That said it is relatively easy and there will be tutorials found on my site soon.

The key is to implement these tips start blogging. There’s very specific tips and tricks that you can do when your blogging. The main thing is to do it, and be part of it and have fun with it. It will drive traffic and it will drive business, and it will definitely set you apart from many of your competitors and the other real estate professionals.  It will share your personality, and really sent you as the expert in your community.
