Realtor Roundtable Interview with Brandon Wise, President of Wise Agent
Hi Everybody, welcome to this week’s Realtor Roundtable. My Name is Daren Phillipy, CEO of Phillipy Consulting; Real Estate Business Coach, Real Estate Coach and Mortgage Coach. This week is a top producer interview, or should I say industry leader interview. This week we are not to be interviewing a top producer but were to be interviewing Brandon Wise. He’s the CEO and owner of Wise Agent. Now Wise Agent is a CRM a Customer Relationship Management system. It’s actually a system that I had been using for the last six years. I thought that it would be really helpful if I was able to interview the owner of Wise’s agent. Brendan Wise is a super cool guy. He has very open. There is a ton of great information that you get from this interview. Brandon has always been super gracious and super nice and helpful when it comes to helping my clients and even spending time to speak with me a little bit about a lot of things going on in the industry. So sit back, take some notes, and enjoy this interview with Brandon.
Real Estate Coach Phillipy – We’re here with Brandon Wise. I just had a little brag session about Brandon before we were recording. Before I get into this Brandon, I want you to confirm that you’re not getting paid for this interview. The main reason why is because I am such a hard-core die hard Wise Agent geek, that I came to you, begging you to do this interview. It’s not that you’re being paid to do this or anything like that, right?
Brandon Wise – That is correct. I am happy to be here and I always appreciate your support.
Real Estate Coach Phillipy – Cool! The thing is this, at times this may sound like it’s a Wise Agent commercial, because I love it so much. Hopefully the listeners will get over that and they will really be able to get into the content of what we’re talking about. So, Brandon, I met you about five to six years ago. You came out to Vegas and did a presentation and I thought it was really funny that your name was Brandon Wise (An owl is their logo) Did you change your name to Wise or did the company change their name first? I’m not really sure what came first.
Brandon Wise – I am lucky enough to be born with a name that we could market well, and it just made sense to name Wise Agent: Wise Agent. It actually started out as Wise Realtor, but we got a letter from NARF saying that it was illegal and to change your name, so we switched it over to Wise Agent.
Real Estate Coach Phillipy – Oh, got ya. You know the other thing I thought was awesome, and I didn’t realize it until later, but who is the person you brought with you to the presentation . . .Heidi what?
Brandon Wise – We had a girl working with us named Heidi Hoot, and that was her real name, and we got that everywhere.
Real Estate Coach Phillipy – I thought that was always so funny. What actually got me to learn about you and to get you to come out in and do a presentation is that as I was starting to consult with real estate professionals I started to realize that there was a necessity for a database. So I did the research on different databases, which databases would make sense the everyday Realtor. I had certain criteria that I was looking for and that it came down to Wise Agent being the answer. So what I would like you to do is just tell me what got you to start Wise Agent and maybe a little bit of history on what White Agent is all about and we’ll go from there.
Brandon Wise – Well it started out, I was a Realtor, this is going back at ten years now, I was working for Coldwell Banker at the time. I was kind of the rookie of the year, that by no means that in that dollar amount, but in a number of sales I was making. Right away, early on, I realized a need to get this business organized and started looking around, and didn’t like any of the tools that were out there. There was not much of a selection. The ones that were there were high priced and had a huge learning curve. So we just, my buddy was a computer programmer and he said “hey, let’s just build you something”. And so we built Wise Agent, and we really didn’t have the idea to sell it to anyone. It was just a tool for me to use for my personal real estate business. That is where it took off, when I got this award, I was on the stage getting this rookie award, and they had asked me what system I was using to do so much business without an assistant, so I said “well let me just show ya” and so I just started pulling it up and they cut it short pretty quick, but there was enough time for people to see that it was something that they might need, and I stated getting calls asking “how can I get on this thing”? So we decided we better get a way for other people to get registered for this site. And then we just started listening to our clients. They would just tell us what they needed and we just added on. And we have been doing the same thing for the last 10 years.
Real Estate Coach Phillipy – That is an awesome story. When I heard about your first presentation of Wise Agent, I literally laughed out loud. I couldn’t believe how things unfold. You know what I am curious about. What did the Alfa version of Wise Agent look like at very first. Right now, it’s such a cool thing. We are going to get into some of the really cool features a little bit but tell me a little about what Wise Agent Looked like we need you were just using it that first year.
Brandon Wise – Yea, going back, the contact management part was basically an address book, a lot like the CRM’s out there today, it didn’t offer much more than keep the clients names and basic contact information. Then there was a real simplified day planner on it, and really the key thing that made it all happen was the transaction manager. That part has actually not changed a lot over the years. We have added a lot to it, but it still looks the same maybe a little bit more colorful now. It was basically a check list that walked me though the transaction and allowed me to attach notes and documents to it. I think the real key was it was internet based when everything else was still on a single computer. I realized right away, I’m working and if I’m not on my desktop I am on my phone, and I am at my house and I need access to my office. That was one of the bit things, was to say, hey “let’s build it!”
Real Estate Coach Phillipy – Ah man, Brandon, It’s going to take me like major restraint to try to stay focused in this because I want to talk about your checklist and I want to talk about the drip campaigns, and I want to talk about all the different things. So if I start spazin’ out, you just tell me to chill out and I will refocus myself.
Brandon Wise – All Right.
Real Estate Coach Phillipy – Now tell me this, I run into this quite a bit. Especially for some of the more experienced agents. You said you started off about ten years ago. Now you can’t tell me that database don’t any more. They used to, you know, a long time ago, but this is a crazy market and you can’t do business the same way. Right?
Brandon Wise – I think that is where a lot of people go wrong. Today you need do business. You need to bring it back to what was really working, and in Real Estate, it’s really about building relationships and the need to have it. It’s ALL about your database.
Real Estate Coach Phillipy – I totally agree. I was actually the presentation earlier last month and I had, in the middle of the presentation, one of the experienced professionals said “you know, this doesn’t work”. It blew me away because of their thinking . . .Real estate business is a referral business and a relationship business. If you can’t get referrals Then you almost don’t have a business. What is the best way for you to be able to get referrals is to stay in contact with your clients. I think a lot of times people mistake what really databases are used for. People think that all my database of a hundred people, they are just family and friends and they aren’t buying or selling houses or getting refi’s for a long time, so I’m not going to get business from them. What my experience is that you don’t get the business from the people in your database, per se, what it really is that you’re getting a referral from the people in your database. You’re using that tool to remind your client that that in your sphere that you are there.
Brandon Wise – Exactly, Exactly. When you talk to the top producing Agents out there, that’s one thing you always hear. It sets them apart from everyone else because they’re actually keeping in touch and a regular basis with their database.
Real Estate Coach Phillipy – Now tell me this. I run into professionals all the time, they’ve either been in business for a few years of the been in business for ten or fifteen years and they’ve been saying that they been meaning to have a database. They are like “I know I need to have a database, but I just haven’t had a chance to do it yet it’s overwhelming or whatever” What would you tell the real estate professional that is considering starting us off with a database . What would be steps to get them moving, because you don’t want to get the ball moving everything and roll that way.
Brandon Wise – Sure, we absolutely understand what they are going though. For one, this is the perfect time of year, everyone is trying to get organized for the new year so we we’ve been at really busy helping people get started. That’s a big reason to look at Wise Agent verses some of the other systems out there. We are really only CRM in the industry that does a lot of true hand holding. So on Wise Agent, wherever your data base was and a lot of people have it all over the place. They have they have some in Outlook, some in some random excel files, maybe in an old program they are using, but we can help them get it out of those places and put them into CSV’s and send it into our support team and have just go ahead and do all the importing for any of our members. Really all they have to do is export out of the different file system, send it to Wise Agent, and we’re going to go in and map it out, imported into their Wise Agent account and pull all the category, any past notes. That’s really the best to get started. Get your database in and then we can clean it up usually easier in Wise Agent than most other programs. So just get it in here and we will help start categorizing and organizing it.
Real Estate Coach Phillipy – OK I am going to start spazin’ out for just a little bit, but I used your system for first six years, I’ve slowly built my database to about twenty thousand contacts in my database, that I keep in contact on a regular basis. Now there’s a couple things that have blown me away. This is seriously, Brandon, this is what blows me away. When I sit there and tell people about your customer service and what you guys as you’re your standard is it blows people away. The thing that’s so cool about what you guys have is you have a little thing that you little “contact us” button and basically you don’t have a clue about anything, all you need to do is push the contact us, That contact us button will basically send a message to your customer service and twenty four hours a day seven days a week you guarantee to get back to us within ten minutes but I’ve noticed you within just two or three minutes. The other crazy thing is it sometimes people use, you would do all your database work we are in a night and not able to conduct call contacts and things like that. So you might be contacting and shooting that contact us button at twelve o’clock at night or three in the morning or something like that. You guys reply within that ten minutes. I’ve never had you not do that, and it blows me away.
Brandon Wise – I love to hear that. Customer support is really what we have built Wise Agent around and that’s why we have been successful and why we have even seen grown in a down market over the last ten years, is just really caring about our clients, listening to them and helping them, and we get it. This is not something that comes natural to a lot of people. So we kind of take baby steps and we will help you, get your database at one point and will get your e-mail branding setup and help you send out your first news letter. You don’t have to ever get frustrated. Just know that when you use Wise Agent that when you hit that button, within ten minutes someone is going to call me and tell me where to click. That has always been our goal. Anytime you need help. 24 hours a day, 7 days a week. Our goal, when you hit that button, our goal is to get back to you within 10 minutes. We hit that goal about 98% of the time, you will get that call within 10 minutes.
Real Estate Coach Phillipy – That’s not a joke either. That Happens. I really do appreciate that too. So, Brandon, you are telling me that’s really been the key step for you guys, for someone wanting to give you start getting into a database and using a database is really just getting the contacts to you guys, you’ll get everything set up and then you have all your contact database and just start moving from there right?
Brandon Wise – Yea, that’s true, and with Wise Agent we are the only CRM out there that’s going to let you sign up for it without ever taking your credit card out of your pocket, and I that is important, so you don’t feel like it’s one of those gimmicks where it forget to cancel by 30th day, and now I’m gonna be locked into some kind of contract. We try to take all those kind of gimmicks out, So with Wise Agent, even if you are shopping around, and you’re not sure between a couple of them, you can go ahead and get yourself an account, set up. You will be able to access the full version on your free thirty day trial and in that 30 days, we will help you get everything moved in right away. We will set your branding, and walk you though some of the first things you are interested in doing, weather it is marketing or maybe work on transaction management and time management. We can get that working for you during your 30 day trial you can actually test it out, and decide if it is the right CRM for you.
Real Estate Coach Phillipy – OK. Cool! Let me get into another a couple of other things that I really want to ask you. One thing that I run into a lot of is there is a lot of real estate professionals, they are comfortable with a computer, but they wouldn’t consider themselves tech savvy. What are some of things that you guys have that will help make that regular Joe Realtor or loan officer be able to feel comfortable using your system?
Brandon Wise – Yea, I think that is something that a separates Wise Agent from most of the other systems out there. We’ve been built and designed them Realtors, all the way. It’s the Realtors going into this thing, from their point of view as they use it, so kind of makes it extremely easy to use to start off with. I think almost everything anyone does something on Wise Agent one time, they will pick it up. So we say, let us just walk you through whatever it is you want to do first, just let us know. We will walk you through it, kind of hold your hand, sending that Valentine e-mail. Whatever you need to get out, emails, newsletters, getting your database in, but once we kind of walk you though. They system is really self explanatory, and when you’ve got comfortable knowing that there is someone there that you can call any time and answering questions, makes it really easy for the Realtor to feel confident giving it a try, and not have to go though some of the headaches they have been asked with some of the systems having to wait 24 hours for a reply to a simple question.
Real Estate Coach Phillipy – That is totally true. The one thing that is so cool too is you guys, I’m a huge tutorial guy. On my site I have some awesome tutorials on social media and some of the training stuff that I have. You guys have so many tutorials. 30 seconds long or 45 seconds long; literally showing people one simple step of how to do something. If you want to know how to do something literally just click on, “ upload this or make a brand” and they’ll step you through that. I think that’s so helpful for somebody who’s, I mean, taking on a database is overwhelming in self and especially if you’re not comfortable with technology, having all the different support you guys provide is so helpful.
Brandon Wise – Yea, they do great, and we have really tried hard to keep everything and every little feature you can do in Wise Agent at 5 clicks or less. That’s been a big bonus is to make it fast and easy having a video there. The videos there, we are in the process of updating all of the videos. One thing about Wise Agent is that we are listening to you and as you are asking for new features, and changes were making they are real high-speed compared to tech companies. As we add new features, they go live right away. We have just done quite a few updates so our videos are looking kind of outdated. Our big goal in the first part of the year is to redo all of our tutorial videos.
Real Estate Coach Phillipy – Perfect! Let me ask you real quick, how much does Wise Agent cost?
Brandon Wise – Wise Agent is free to try out for 30 days, after that it is $24.95 and a month. We never lock any of our members into any kind of contract. So, we truly have to keep them happy every day of the year, because they can cancel any time they want. Another thing about Wise Agent, we have never raised our prices once over the 10 years. For anyone and any current members, we started off at $9.95 a month and have worked our way up to $24.95 a month. We will have over a thousand people paying $15 a month and they are getting access all the features. So that has always been a big thing. They have been supporting us this long, we are going to keep on adding features, and make it the better program without raising the price

Brandon Wise – You know we get all the time people say, that they didn’t think it could be this good because you are priced so low, and we have heard several times that we need to rais our prices, but to us, when we started off in real estate, we didn’t have the money to go buy the expensive tools. It has been important to keep our cost down so that every Realtor could use it, no just the ones that are already making the big bucks.
Real Estate Coach Phillipy – Well see, Brandon, that is exactly my whole philosophy when it came to me started my coaching. There are so many options out there for hundreds and hundreds of thousands of dollars for coaching. And I said, “that’s not what this market needs” This market need somebody that can be able to help change your business one step at a time and make it so it’s cost effective. I actually used the kind of thought process of Wise Agent. You know what make sense if you make it affordable and make it easy and simple, people react to that and I have had a huge response off but the services that I provide.
Brandon Wise – Super Super, I love it!
Real Estate Coach Phillipy – Brandon, Go over and just a little overview of the features of Wise Agent, what does it provide? What does it bring to the users just so we can kind of have an idea of what wiseagent.com is.
Brandon Wise – Sure, so Wise Agent is a contact management system is what started out as. It includes your transaction management your time management and a bunch of marketing tools. The contact management was taken to a level where when you click on a contact, your not just seeing an address book, you are actually getting the full story of each client. You can see their spouses’ information; you have all their past addresses, children’s names, pets names including all their social media, so you will be able to see their Klout score, their Facebook, their Twitter, their Blog posts. It really does help when you click on your clients to see their full story of each client with all your note and docs in there. The transaction management is just that, we did very easy-to-use way of organizing your transactions and attaching all your document to them with all their digital signatures attached along with all the people involved. And with the marketing tools, you’re going to get all kind of things. We are one of the only ones that write a newsletter for you every month. You can blast out to your database and a lot of your e-mail html banners as well as letters and drip campaigns.
Real Estate Coach Phillipy – Awesome, alright, let me ask you one last thing. If you could give some advice to someone wanting to use a database. What would be some of the key things that would be important for someone to use a database, to actually start building a business? What marketing plan or campaign? What would you suggest that would bring some success?
Brandon Wise – You know, when you are talking about sales, the phone call is so important. We have a piece of Wise Agent called our call list. It’s a real simple feature. If you look at the top producing agents, they are all using this call list, and basically each day when you get into the office, you are going to log into Wise Agent and your gonna see right on your screen everyone that you scheduled calls with. Maybe you scheduled a call months ago, maybe it was yesterday that i really needed they will be on your call list, it lets you kind of walk though and call the people, and before you call them you are able to see all your past notes with that client. You are able to see the most recent status on their Facebook so you can see what they did last night. You can give them a call, add your notes to the client and move on to the next call. It’s a real fast way of knocking all your calls out. Keeping notes so anyone on your team will know what the conversations were. That simple tool is really a big feature when it comes to success in real estate is making your calls and calling people back when you say you are going to. Drip campaigns are huge and we’ve got the simplest and the biggest library out there that comes with a CRM without having to buy something extra at this point. Drip campaigns are basically setting up a series of contacts or touches with a client. So we will say it will be letters, email letters, that you are setting up for expired campaign. You can set up 12 letters that are all kind of focused on someone who just had their listing expire. When you meet these people you would add them to your drip campaign, and each week or each month, however you have it set up. It will automatically send it to them, and it will keep your name and your face in front of them automatically. That will mean that you can market to a bunch of expireds and you add them to a list, and Wise Agent will keep your face and your name in front of them over and over again. You will want these drip campaigns set up for all different scenarios in real estate. It just makes it easy for someone that to kind of start dripping on some of these people, and before you know it someone of them will start calling you back and ask for more information, and you can start building that relationship.
Real Estate Coach Phillipy – Man Brandon, that’s so awesome. You mentioned it, just touched on little bit. Wise Agent is not just for real estate agents. It’s for mortgage professionals, title reps in fact I am a real estate coach and I use Wise Agent all the time. The concept of a contact management system is universal and it doesn’t really matter really what industry you are in. This is kind of focus for the real estate industry. The other thing that you also mentioned that I am so, I’m going to piggyback on this one so much for you. A lot of people think that “ok, I am going to start to use my database and send out Christmas cards and maybe an e-mail here or there and be on my way.” Then six month later, they are like “man I haven’t gotten any business. This whole database management thing sucks! I’m not getting any business from it.” Then I ask them. “Have you picked up the phone and called anybody yet?” That is where the magic happens when it comes to your database. You have this call list that literally tells you when you’re supposed to call people. I use it all the time. People are blown away, going, I can’t believe you told me it will be calling me in six months and five days and here it is six months and five days and you could call me. I’m going to start listening to you, just because you’re consistently doing what you’re saying you’re going to do. And I’m kind of an idiot. I can hardly remember what I got for dinner last night, and what I get at the grocery store. My wife mocks me for not being able to remember. If I don’t put it in my phone, I’m not remember anything. So having this system, I’ll have a phone call or a conversation with somebody, I’ll take a note on exactly what I said, okay. Give me a call in six-month of the interested, then I’ll be more interested then. I’ll call them in six months exactly and they’ll actually say “crap you actually call me back, okay, fine.” I will tell you when you started off saying that if that is a very powerful thing, there’s no doubt about it. If you’re not going to use your phone, a database isn’t going to do near the damage that it could if you would pick up the phone. So right there is that there’s my two cents for it. All right. So what we’re going to do is wrap this first part up for us for all you free listeners, and we are going to tear into the second half the interview where we’re going to get a little bit more into how we use a database and how to integrate that with social media and some of the other really cool things. Now, I want to thank Brandon for taking the time to talk to me and share this. Again, I know this may sound may sound like a commercial throughout the presentation, but again it’s only because I’m passionate about it.
